Posadas Accelerates Expansion of All-Inclusive Resorts Across Mexico and the Caribbean

Posadas, Mexico’s top hotel operator, is rapidly growing its all-inclusive beach resort portfolio, with more than 1,300 new rooms set to open by the end of 2025. The company’s expansion is being driven by the solid performance of its current properties in top vacation spots, which consistently report strong occupancy, competitive rates, and growing interest from both local and international guests. 

The company’s current beach resort properties have seen a robust performance over the past year, reporting an average occupancy rate of 76 percent and rates that exceeded the competition by 31 percent. In Q1 2025, Posadas posted a 16 percent year-over-year increase in revenue per available room (RevPAR), reflecting both its operational efficiency and the popularity of its all-inclusive model. 

"Our experience in the all-inclusive resort space allows us to continue growing with confidence. We're introducing properties with unique concepts in key destinations like Nuevo Vallarta, Playa del Carmen, Punta Cana, and Los Cabos—offering the market one of the strongest and most profitable platforms, backed by decades of hospitality expertise," said Mauricio Elizondo, Vice President of Development at Posadas.  

New and Upcoming Resorts

Among the flagship developments set to open in the coming years is Fiesta Americana Nuevo Vallarta, a 229-room, family-friendly resort located in Puerto Vallarta’s North Hotel Zone. Opened only recently in June 2025, the property aims to deliver warm, welcoming Mexican hospitality in a laid-back setting for families.

In the Dominican Republic, Fiesta Americana Funeeq Punta Cana will mark a major step in Posadas’ international growth. Opening in fall 2025, this 498-room resort is located in the exclusive Uvero Alto area of Punta Cana and is designed to appeal to families, groups and business travelers. The property will feature a blend of wellness, entertainment and modern infrastructure, making it a standout in the Caribbean region.

Looking further ahead, Live Aqua Los Cabos is set to open in spring 2027 in San José del Cabo. With just 90 rooms, this luxury project will combine high-end residences with an adults-only Live Aqua hotel. Guests can expect refined finishes, private amenities and terraces overlooking the Sea of Cortez, along with experiences focused on wellness and standout culinary offerings. The development represents a key step in Posadas’ push into the region's luxury hospitality and residential space.

Currently, 61 percent of Posadas’ under-construction inventory is concentrated in beach destinations, reinforcing its strategy of coastal market expansion. The upcoming launch of the Punta Cana resort also signals the company’s growing success outside of Mexico.

“Posadas continues to leverage its deep hospitality expertise and proven success in the all-inclusive space with the addition of these exceptional resorts, several of which are set to debut in 2025,” added Elizondo.

With a 13 percent increase in EBITDA in the first quarter of 2025 and a healthy liquidity position, Posadas appears well-positioned to continue growing its footprint in key leisure markets across Mexico and the Caribbean while delivering long-term value to stakeholders and investors.
